Living in Kuningan: The Complete Guide to Jakarta's Embassy and Business District
By UTTA · PT Berjaya Global Makmur · Last updated: 2026-10-17
Why Kuningan? Jakarta's original power district
Kuningan was not an accident. The Indonesian government designated the strip along Jl. HR Rasuna Said as a diplomatic corridor decades ago, clustering embassies, consulates, and international organisations into a planned enclave in South Jakarta. Over time, corporate headquarters followed. Then luxury residential towers. Today the district holds three overlapping identities: embassy row, CBD, and high-rise neighbourhood — and the overlap is precisely what makes it attractive.
Unlike Sudirman, which is all glass towers and very little life after 7 PM, Kuningan actually has people living in it. The Mega Kuningan superblock was master-planned with wide pedestrian paths, landscaped medians, and mixed-use zoning. You can walk from your apartment lobby to a restaurant, a co-working space, or a convenience store on foot — a genuine rarity in a city designed for cars.
For expats, this matters. One of the biggest complaints new arrivals have about Jakarta is that you need a car or a ride-hail app to do anything. In Kuningan, at least within the Mega Kuningan and Rasuna Said corridor, you do not.
The embassy corridor: 18+ diplomatic missions on your doorstep
Jakarta hosts 109 foreign embassies. Kuningan holds the highest concentration of them, with at least 18 confirmed missions along Jl. HR Rasuna Said and in the Mega Kuningan area. For the complete list, see our embassies near Verde Two guide.
| Country | Location |
|---|---|
| Australia | Jl. Patra Kuningan Raya Kav. 1-4 |
| United Kingdom | Jl. Patra Kuningan Raya Blok L5-6 |
| Netherlands | HR Rasuna Said Kav. S-3 |
| China | Jl. Mega Kuningan No. 2 |
| Singapore | HR Rasuna Said Kav. X-4 No. 2 |
| Malaysia | HR Rasuna Said Kav. X-6 No. 1-3 |
| Switzerland | HR Rasuna Said Blok X 3/2 |
| Poland | HR Rasuna Said Kav. X Blok IV 3 |
| Sweden | Menara Rajawali, 9th floor, Mega Kuningan |
| Denmark | Menara Rajawali, 25th floor, Mega Kuningan |
| Kuwait | Mega Kuningan Barat III Blok E No. 11 |
| Algeria | HR Rasuna Said Kav. 1 |
This is a partial list. Hungary, Pakistan, Belarus, Laos, Armenia, and Lebanon also maintain missions in the Kuningan area.
There is a practical upside to living near embassies that people rarely mention: security. Embassy zones have permanent police presence, CCTV networks, and controlled road access. If you live in a residential tower within the corridor, you inherit that security blanket whether you use an embassy or not.
Getting around: MRT, Transjakarta, and the walkability factor
Jakarta's first MRT line opened in 2019, and Kuningan got its own station: Setiabudi Astra, right on the north-south corridor. From there you can reach Bundaran HI in roughly 8 minutes, Dukuh Atas (the airport rail link hub) in about 12 minutes, and Lebak Bulus in under 25 minutes. For a city notorious for traffic jams that can turn a 5 km drive into a 45-minute ordeal, this is significant.
Transjakarta also serves the area well. The Underpass Kuningan and Karet Kuningan stops connect to the Corridor 6 and 9 routes, and dedicated bus lanes mean these routes actually move during rush hour.
Within Mega Kuningan itself, you can walk. The pedestrian paths are wide, shaded, and maintained — nothing like the broken sidewalks you find in most Jakarta neighbourhoods. It is one of the few places in the city where walking is not an act of defiance against urban planning.
The honest caveat: Jl. HR Rasuna Said during morning rush hour (7:00–9:00 AM) is slow. If you drive to an office outside Kuningan, budget extra time. If you work within the district or take the MRT, this problem disappears.

Eating, drinking, and weekend life in Kuningan
Kuningan's food and nightlife scene leans international, which makes sense given the neighbourhood's demographics. Mega Kuningan in particular has a cluster of restaurants, rooftop bars, and lounges that cater to the after-work crowd — think craft cocktails, Japanese izakayas, and Korean BBQ rather than warung-style street food (though those exist on the side streets too).
Pacific Place, one of Jakarta's most upscale malls, is a short drive or Transjakarta ride from Kuningan. For daily groceries, Ranch Market and Kem Chicks are both accessible within 15 minutes.
On weekends, the scene shifts. Kuningan is within easy reach of the SCBD area for brunch, Kemang for its boutique cafes, and Senopati for the Instagram-worthy restaurant scene. The MRT makes reaching Blok M or Bundaran HI straightforward without a car.

Ask us on WhatsAppWho is Kuningan best for — and who should look elsewhere?
After advising property clients in Jakarta for years, here is our honest assessment of who thrives in Kuningan and who might be happier in a different district.
Kuningan is ideal for:
- Diplomatic staff and families: Proximity to your embassy, enhanced security, and a community of other diplomatic families.
- Corporate expats working in Kuningan/SCBD: A 10-minute walk to work instead of a 45-minute commute changes your quality of life dramatically. One thing to research: Jakarta's air quality varies by season, and buildings with filtration make a real difference.
- Singles and couples: The nightlife, dining, and MRT access make Kuningan one of the most convenient districts for young professionals.
- Short-to-medium stays (1–3 years): The density of serviced apartments and furnished condominiums makes it easy to settle quickly without buying furniture.
Consider alternatives if:
- You have teenagers in JIS: The Cilandak campus is a 15–20 minute drive south. Kemang or Pondok Indah puts you closer to school and offers more green space.
- You want a village feel: Kuningan is a high-rise district. If you prefer tree-lined streets, independent coffee shops, and a neighbourhood where you know the shop owners by name, Kemang is a better fit.
- You prioritise heritage and culture: Menteng has colonial-era architecture, established trees, and a quieter residential character — though you trade walkable offices for longer commutes.
- Budget is a primary concern: Kuningan luxury rents start around USD 1,800/month. If you need more space for less, areas like TB Simatupang or Bintaro offer better value per sqm, albeit with a longer commute.
Frequently asked questions about living in Kuningan
Is Kuningan safe for expats?
Yes. Kuningan houses 18+ foreign embassies, which means the area has permanent heightened security presence, CCTV networks, and regular police patrols. Most luxury condominiums add 24/7 private security, lobby access control, and CCTV in common areas. By Jakarta standards, Kuningan is one of the safest districts for foreign residents.
How much does it cost to rent an apartment in Kuningan?
Rents range from approximately USD 1,800 to USD 8,000 per month depending on the building, unit size, and furnishing level. A furnished 2-bedroom in a mid-range tower starts around USD 2,000/month. Luxury units with private lifts and premium interiors can reach USD 5,000–8,000/month. Gross rental yields in the area average 4–6% (Colliers, Global Property Guide).
Is Kuningan family-friendly?
For families with young children, yes — several preschools and primary schools operate within the district, including Regality Academy (Cambridge curriculum, 18 nationalities) and Kinderland (Singapore MOE). For families with teenagers attending JIS, the secondary campus in Cilandak is a 15–20 minute drive, so Kemang or Pondok Indah may be more convenient.
What is the nearest MRT station to Kuningan?
Setiabudi Astra MRT station, opened in March 2019, is the closest. It sits on the north-south line and connects Kuningan to Bundaran HI (~8 min), Dukuh Atas airport rail link (~12 min), and Lebak Bulus (~25 min).
What are the downsides of living in Kuningan?
We believe in honest advice. Kuningan has heavy traffic congestion during peak hours, especially along Jl. HR Rasuna Said. Ongoing construction from new developments creates periodic noise and dust. The district has less of the village-like charm and greenery found in Kemang or Menteng. Some lower-lying areas along Kali Krukut can experience minor flooding during extreme rainfall events, though most modern tower developments have flood management systems.
Can I walk to work from a Kuningan apartment?
If your office is in Mega Kuningan or along Jl. HR Rasuna Said, very likely yes. The Mega Kuningan superblock has well-maintained pedestrian paths — a genuine rarity in Jakarta. World Capital Tower, BTPN Towers, Sopo Del, Menara SMBC, and Ciputra World are all within a 10–15 minute walk from most Kuningan residential buildings.
