How to Choose a Luxury Apartment in South Jakarta: The 2026 Buyer's Checklist
By UTTA · PT Berjaya Global Makmur · Last updated: 2026-10-17
What does the South Jakarta luxury market look like in 2026?
If you are reading this, you are probably weighing a commitment of Rp 8 billion or more. You deserve real numbers, not marketing superlatives. So here is where the market actually stands.
The average apartment price in South Jakarta reached IDR 40.74 million per sqm in Q3 2025, according to Colliers Indonesia, with a modest year-on-year increase of 0.6%. In the Jakarta CBD core, the figure is higher at IDR 52.92 million per sqm. Ultra-luxury new launches like Two Sudirman are pricing at IDR 57–71 million per sqm — the top end of the market.
Demand signals are more encouraging than the headline price growth suggests. Condominium occupancy hit a five-year high of 65.4% in Q2 2025 (Cushman & Wakefield), and rental prices grew 2.1% quarter-on-quarter and 1.9% year-on-year by Q2 2026. Bank Indonesia held its benchmark rate at 4.75% through end-2025 but has signaled potential easing toward 4.25–4.50% in 2026, which would further support the property market.
On the supply side, roughly 4,861 new apartment units are in the pipeline for 2025–2027, with South Jakarta accounting for 72% of expected handovers. That is a lot of new inventory. But JLL projects that upper-luxury condominium launches will remain "negligible" through 2026 due to cautious developer sentiment — which means the premium end of the market is not getting flooded.
The checklist: what actually matters when you are spending Rp 10B+
Having advised buyers across Jakarta's luxury segment for over five years, here is what I tell every client. Forget the showflat champagne for a moment. These eight factors determine whether you are buying a home that holds value — or an expensive lesson.
- Developer track record and financial stability. Can the developer point to completed projects delivered on time? Who are their institutional backers? A developer with IFC financing or a Japanese JV partner has been through due diligence that most buyers cannot replicate on their own.
- Architect and interior designer credentials. International design firms like Yabu Pushelberg, Johnson Fain, or Shimizu are not just brand names — they bring construction standards and design longevity that generic contractors do not. Ask who actually designed the building, not just who appears in the brochure.
- Green building certification — the real kind. There is a meaningful difference between EDGE Zero Carbon (audited by IFC, World Bank Group), LEED Platinum, Greenmark Gold, and a building that simply claims to be "green." Third-party certification means independent verification of energy, water, and material performance. Marketing claims without a certificate are just claims.
- Private lift. At the Rp 10B+ price point, a private lift is increasingly expected, not a luxury add-on. It affects daily quality of life, security, and resale appeal. Not all premium buildings include them — always confirm whether the lift serves your unit exclusively or is shared among two to four units per floor.
- Pet policy. If you have a dog, this is non-negotiable. Jakarta's luxury market is slowly becoming more pet-friendly, but policies vary wildly. Some buildings allow dogs but restrict breeds or sizes. Others ban pets outright despite marketing themselves as family-friendly. Get the policy in writing from building management before signing.
- Building age and maintenance quality. A five-year-old building with excellent management can outperform a brand-new one with poor strata governance. Ask to see the building's service charge history, reserve fund balance, and recent maintenance reports. Walk the common areas unannounced, not during a scheduled viewing.
- Actual unit size vs semi-gross vs gross. Indonesian developers quote unit sizes inconsistently. Some use net floor area, others semi-gross (including balcony and a share of corridors), and some use gross area. A "200 sqm" unit can be 160 sqm of actual liveable space depending on measurement method. Always ask for the net area and verify it against the floor plan.
- Service charge transparency. Service charges for luxury apartments in Jakarta range from IDR 25,000 to IDR 65,000 per sqm per month. A 200 sqm unit at IDR 50,000/sqm means Rp 10 million per month in service charges alone — Rp 120 million per year. Ensure you know what is included (pool maintenance, lobby staffing, security) and what costs extra (parking, storage, gym access).

Chat on WhatsAppThe honest comparison: six luxury apartments side by side
The table below compares six of South Jakarta's most prominent luxury developments. These are not all directly comparable — a 57-unit hotel-branded residence serves a different buyer than a 400-unit green community — but putting them side by side reveals what each prioritises and where the trade-offs lie.
| Project | Developer | Location | Units | Price range | Green cert | Private lift | Pet friendly |
|---|---|---|---|---|---|---|---|
| Verde Two | Farpoint + Asia Green RE | Kuningan CBD | 303 | From ~Rp 9B | EDGE Zero Carbon (IFC) | Yes (Monteverde) | Yes — dogs allowed |
| Savyavasa | Swire Properties | Dharmawangsa | ~402–431 | From Rp 10B | Greenmark Gold | Yes | Yes |
| The Langham Residence | Agung Sedayu Group | SCBD | 57 | Rp 35–60B | None listed | Yes | Confirm with mgmt |
| Two Sudirman | Mitsubishi Estate JV | Sudirman CBD | ~320–339 | From Rp 10B | None listed | Select units | Confirm with mgmt |
| Raffles Residences | Ciputra Group | Kuningan (Ciputra World) | 88 | From Rp 30B | None listed | Yes | Confirm with mgmt |
| Regent Residences | KG Global | Gatot Subroto | Limited | From Rp 11.2B | None listed | Yes | Confirm with mgmt |
Prices are indicative asking prices as of Q3–Q4 2026 and may differ from actual transaction prices. Green certification status reflects publicly available information. Always verify current pricing and policies directly with each developer or building management.
A few things stand out from this comparison. First, green building certification remains rare in Jakarta's luxury residential segment. Verde Two is the only project here with the highest-level EDGE Zero Carbon certification from IFC. Savyavasa holds Greenmark Gold from Singapore's BCA. The rest — including projects priced at Rp 30B+ — have no third-party green certification listed. That is not necessarily a fault, but it is a data point worth considering if sustainability matters to you.
Second, private lifts are more common than you might expect at this price level. Verde Two's Monteverde tower, Savyavasa, Langham, Raffles, and Regent all include them. But "private lift" can mean different things — some buildings give you a dedicated elevator from the lobby to your floor, while others mean a lift landing inside your unit. Ask for specifics.
Third, pet policies are the sleeper issue. If you have a dog — particularly a larger breed — your shortlist shrinks dramatically. Verde Two and Savyavasa are the most explicitly pet-friendly developments here. Most others require you to confirm directly and may impose restrictions you won't discover until after purchase.
Where in South Jakarta should you buy? Location decoded
South Jakarta is not one market. It is at least four distinct micro-markets, each attracting a different buyer profile.
Kuningan CBD
Embassies · MRT · Corporate HQsJakarta's diplomatic corridor, home to 18+ embassies including Australia, UK, China, Netherlands, and Singapore. The Setiabudi Astra MRT station (opened 2019) connects to the CBD spine. Best for: diplomatic staff, corporate expats, investors targeting embassy-area rental demand. Buildings: Verde Two, Raffles Residences, Elements, BRANZ Mega Kuningan.
SCBD
Finance · Nightlife · Ultra-luxuryThe Sudirman Central Business District houses Indonesia's financial institutions and the highest-priced residential towers. Best for: finance professionals, those who want five-star hotel integration. Buildings: The Langham Residence, Anandamaya Residences. Caveat: limited green space, traffic-heavy during weekday peaks.
Dharmawangsa / Senopati
Lifestyle · F&B · Tree-lined streetsThe boutique neighbourhood south of SCBD. Known for independent restaurants, art galleries, and a more relaxed pace than the CBD. Best for: lifestyle buyers, creative professionals, couples without children who prioritise walkability and dining. Buildings: Savyavasa, Residence 8, District 8.
Sudirman Corridor
New-build · Height · Transit-connectedThe stretch from Semanggi to Dukuh Atas is Jakarta's most transit-connected zone, with MRT, LRT, and commuter rail converging. Best for: buyers who prioritise public transit access and want a brand-new building. Buildings: Two Sudirman (330m tower), Regent Residences.
Why green certification should be on your checklist
In Jakarta's luxury segment, green certification is still the exception rather than the rule. That is exactly why it matters. The data from international markets shows what happens as sustainability becomes standard:
- Rental premium: LEED-certified apartments command a 9.1% rent premium over market average. Even non-certified "green" properties achieve a 4.7% premium (Georgetown University study).
- Occupancy advantage: Green-certified buildings see up to 17% higher occupancy rates (WorldGBC Asia-Pacific 2025 Report).
- Utility savings: Zero carbon buildings reduce utility costs by up to 25% through efficient systems and better insulation (WRI).
- ESG tenant demand: Multinational corporations increasingly require green-certified accommodation for relocated staff. This is not a trend — it is a procurement policy at firms like Google, McKinsey, and the Big Four accounting firms. If your target tenant pool is corporate expats, certification directly affects your rental pool.
It is worth understanding what the different certifications actually mean. EDGE is administered by IFC (World Bank Group) and has three levels. EDGE Certified requires minimum 20% savings in energy, water, and embodied materials. EDGE Advanced raises the energy bar to 40%. EDGE Zero Carbon — which Verde Two holds — requires EDGE Advanced first, then achieving net-zero operational carbon through on-site renewables and responsibly procured offsets, verified after at least one year of operation at 75%+ occupancy. It is the most rigorous residential green certification available in Indonesia.
Greenmark is Singapore's BCA system. Savyavasa holds Greenmark Gold, which is a credible certification focused on energy performance and environmental impact. LEED comes from the US Green Building Council. Both are legitimate, but EDGE Zero Carbon's requirement for proven operational performance sets it apart from design-phase certifications.
Will the capital move to IKN hurt Jakarta property?
This is the question every Jakarta buyer asks. Here is what the analysts say — and what they are not saying.
The consensus among Colliers Indonesia, JLL, and Cushman & Wakefield is that Jakarta's economic fundamentals remain strong and the capital relocation to Nusantara (IKN) will not trigger a property collapse. JLL expects Jakarta to remain Indonesia's economic hub regardless of where the political capital sits. Mall occupancy sits at ~88%, office occupancy at ~70%, and apartment occupancy at a five-year high.
IKN itself is moving slower than planned. Six housing consortiums only received their letters to proceed in September 2025. The projected initial population is roughly 250,000 — a fraction of Jakarta's 11 million. Shopping centre developers have publicly stated they favour Jakarta over IKN due to this population gap.
The honest caveat: any material impact from IKN is years away, but it introduces a layer of uncertainty that does not exist in more stable capital markets like Singapore or Bangkok. If you are buying for a 3–5 year hold, IKN is largely irrelevant to your investment thesis. For a 10+ year hold, it is worth monitoring but not worth panicking about.
Rental yield reality check: what to actually expect
Rental yields are the most overstated number in Jakarta property. Let's separate the marketing from the maths.
5.4–6.2%
Gross yield, 2BR luxury apartmentsThis is the gross figure before management fees, vacancy allowance, maintenance, and tax. Based on 2026 asking rents versus purchase price for well-located South Jakarta units.
4–6%
Net yield, after costsColliers Indonesia reports a market-wide average of ~4%. Well-managed units near embassies and MRT stations in Kuningan can push toward 5–6% net. This is the number that matters.
You will encounter listing portals quoting headline yields of 10–12%. These are based on asking rents (not achieved rents), assume zero vacancy, and ignore service charges, management fees, and tax. They are not lying — but they are not describing reality either.
What genuinely moves yields higher? Location near embassies and corporate offices (embassy staff and executives pay premium rents), quality furnishing (a well-furnished unit rents for 15–25% more than an unfurnished one), building reputation and management quality, and green certification. LEED-certified apartments achieve a 9.1% rent premium, which directly translates to higher yield on the same purchase price.
What drags yields down? Oversupply in the same building (too many units competing for the same tenant pool), poor building management that causes tenant churn, unfurnished units in a market where corporate tenants expect move-in-ready homes, and overpriced purchase — the biggest yield killer is simply paying too much.
